Lentor Gardens Residences Stamp Duty

Buying a home at Lentor Gardens Residences brings Buyer’s Stamp Duty on the price and, depending on the buyer, Additional Buyer’s Stamp Duty as well. Seller’s Stamp Duty applies only to a resale within four years. The rates below are as IRAS published them on 20 October 2026.

The stamp duty calculator runs the same bands on any price and adds the ABSD for the buyer profile you choose. For a particular home, the Sales Concierge sends the current price list so the duty can be worked out to the dollar.

ABSD, where it applies, is one rate on the whole price. On the same illustrative $1,500,000, a Singapore Citizen buying a second property would pay $300,000 of ABSD and a Permanent Resident buying a first property $75,000.

Due early

Within 14 days of signing.

Buyer’s Stamp Duty and any ABSD are payable soon after the sale and purchase agreement is signed.

Additional Buyer’s Stamp Duty for Lentor Gardens Residences Buyers

ABSD sits on top of BSD. For individuals the rate depends on residency status and on how many residential properties are already held when the purchase is made; foreigners and entities pay a single rate whatever they own. These rates apply on or after 27 April 2023.

A married couple buying together, where at least one spouse is a Singapore Citizen and neither owns another residential property, may apply to IRAS for remission of ABSD; a couple buying a second home may claim a refund of the ABSD if they sell their first home within the period IRAS allows. Under free trade agreements, nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, pay ABSD at the Singapore Citizen rates. The apartments at Lentor Gardens Residences are open to foreign buyers; the three strata terrace houses are landed homes, and the developer offers them to Singapore Citizens only.

Seller’s Stamp Duty and Lentor Gardens Residences
